When  Buyers are comparing homes on the market, the kitchen can be a huge tipping point as to whether or not they chose your home. Here are some tips to make your kitchen stand out!

Clean,clean,clean-Make sure that your kitchen is spotless! That means that every nook and cranny should be scrubbed to perfection. Stainless appliances should shine like a mirror,ovens should be cleaned,etc. Buyers want to feel as though the kitchen is sparkling and "germ free".

De Clutter-Remove everything off the refrigerator (yes ALL of those family pictures). Make sure that counters only have items that are aesthetically pleasing and kept to a minimum. It is ok to have some pretty appliances like a Keurig machine or newer toaster. However things like old appliances or pots filled with utensils should be put away. I often recommend a fresh bowl of fruit to bring in color.

Update-Now this can be a tricky one since doing a kitchen over can be quite costly and the return on investment may not be there. Sellers do have to understand that if they have deferred updating and expect Buyers to want to do it, they will pay dearly with price. Buyers multiply expenses in their heads far more than they actually will be, simply for their time and aggravation. They would much rather move into a home with an updated kitchen.

Having said that, there are minimal items that should be addressed in every home. If the counter is dirty or ripped it should be replaced. Paint should be fresh and neutral in color. Floors should be in good shape. Updating appliances that are old and worn is a cost effective investment. In some cases painting the cabinets and adding new hardware can give Sellers a great ROI.

Bear in mind that most Buyers in the higher price range expect an updated kitchen with granite or something of the same quality.

Add an Interesting Vignette-Just to add some strategic warmth and interest, create a vignette that will look great in MLS pictures. It is a nice way to engage Buyers with visuals that will speak to them and catch their attention.

So when you are preparing your Dedham home for sale, think like a Buyer and make sure that your kitchen really stands out!
