Updating your Home to Sell

Brian Kearney, CEO of Neponset Valley Construction, explains how home owners can make renovations to their home while also adding or retaining its value.

If you are thinking about putting money into your home you should consider how that investment will grow and retain your home's value. Remember that renovating your home is not necessarily a value add, especially without the proper research or if you hire an inexperienced contractor.  

1. Update the kitchen. Double ovens are a very attractive feature to potential homebuyers, especially if you go with one convection oven and one traditional oven. Islands also create large amount of both counter space and storage. If you update your lighting fixtures and repaint the walls a neutral color you are certain to add value to your home. 


2. Energy improvements. Finding ways to reduce energy and increase the indoor air quality of your home will benefit your family, save money on utilities, and help your home stand out from the competition when it's time to put it on the market. If you replace an appliance be sure to invest in something ENERGY STAR certified because it will help you save on utility bills and convey value to prospective buyers when you decide to sell.

3. Create a home office. More people work remotely these days and home offices are becoming more of a necessity than a luxury. Turning a spare room into an office is a great way to increase your home's value. Built in shelves can offer bonus storage space that is very important to the average buyer. 


4. Landscape the yard. Curb appeal is extremely important when it comes to the value of your home because many buyers judge your house before stepping foot inside the front door. Your home's first impression is extremely important and the condition of your landscape is vital to making it a good one. Unkempt landscaping is an immediate red flag to buyers because it signals time and money- a hassle they would rather not add to their plate.

5. Modern bathrooms are a huge bonus. Adding a whirlpool tub, steam shower, double sinks and relaxing lighting can greatly up the value of your home. The more spa-like your bathroom comes off to prospective buyers, the better.
